CENTERLINE HOMES STARTS NEW MODEL CENTER AT SUMMERLAKE IN HORIZON WEST
ORLANDO, FL – Showing confidence that Central Florida’s new home market is on the rise, Centerline Homes recently broke ground on a 6-home model center at Summerlake, the newest village in Horizon West in west Orange County being developed by Grosse Pointe Development.
In the first phase of Summerlake Centerline will offer four series of single family homes, priced from $189,000 to the mid $300s. Starting a major new community is a reflection of Centerline Homes’ confidence that the housing market is ready to rebound, said Deb Marton, Centerline’s Sales and Marketing Director.
“Through the first half of 2009 our sales are ahead of 2008,” Marton noted. “We recently sold out two of our communities and have had strong sales across all product lines – from townhomes in the $150s to estate homes in the $300,000-plus range.
We believe there’s pent up demand for value-priced homes in well located communities, and that’s what we offer at Summerlake.”
Summerlake is located just north of Walt Disney World Resort at the intersection of Porter Road and Lake Hancock Road. Robert Hensley, CEO of Grosse Pointe Development, said the community will include a major family recreation center, with a lakefront Clubhouse, fitness center, resort-style pool, tennis court and other amenities.
“Summerlake was carefully planned as a traditional neighborhood that invites resident interaction,” Hensley said. “The community recreation center is the heart of Summerlake. It was designed to bring residents together for social and recreational activities. With the variety of quality residential designs by Centerline Homes and the convenient location, Summerlake will become one of the most popular communities in the Orlando area.”
Centerline is offering single family homes on 40-, 45-, 50- and 65-foot homesites in the intial phase of Summerlake, a community planned for 1,500 homes. Some have front entry garages, while others feature traditional designs with rear entry garages. All of the homes have front porches, which is one of the architectural standards at Horizon West.
Marton said she expects Summerlake to attract buyers of all profiles, but especially families because of the nearby schools and easy access to recreation and shopping. “State Road 429 also is just 5 minutes from the community, so commuting is easy. Even before we started our models we received hundreds of inquiries,” she said.
Marton said Summerlake won’t be the last new community Centerline starts in 2009. “We’re looking at several other communities and should be ready to start two or three more in the second half of 2009. Well located new homes priced for today’s market are selling well – we’ve seen that from the Isles of Oviedo to Baldwin Park to Preston Square in Windermere.”
Summerlake is part of the 28,000-acre Horizon West, a mixed-use community with strict development standards. In the 1990s a group of property owners in west Orange County worked in partnership with Orange County officials to create a master plan that includes 6 self-sustaining villages, each with a variety of housing, shopping, schools, recreation and services. To date the villages of Summerport and Independence have been developed within Horizon West.
