New Homes in Central Florida

When Centerline Homes decides to start a new community their process is much the same as a typical family moving into Central Florida – they look for the best schools, proximity to major employment centers and a variety of recreational opportunities.

“We want what our future residents want,” said Deb Marton, Sales and Marketing Director for Centerline Homes.  “We won’t put the Centerline name on a new home community unless it offers top notch schools for our families, and is near jobs, recreation and all kinds of shopping.

“Location, location, location comes first, second and third, and then we begin designing our trademark luxury into the homes for the community,” she said.

Currently Centerline is building in 7 new home communities in Central Florida, including:

Summerlake in Winter Garden, FL is located 5 minutes from Disney World Resort and close to SR 429 and Winter Garden Shopping Village, Summerlake includes a planned lakefront Clubhouse and recreation center.  Single family homes are priced from $189,900 to the $300s.

Eagle Creek New Homes in Orlando is a golf and country club community has an array of social and recreational opportunities and an exceptional location – just 5 minutes from “medical city,” 10 minutes from Orlando International Airport, and across the street from the new Lake Nona Middle and High Schools.   Townhomes start in the $150s, golf villas in the $180s and single family homes from the low $200s to $500s.

Baldwin Park is Orlando’s favorite, in-town community for many years with a location that’s 5 minutes from downtown Orlando and 5 minutes from Park Avenue in Winter Park.   Centerline offers condominiums with attached garages from only $189,900.

Bella Vista in Longwood, FL  offers families with high school students love Bella Vista because it’s just one mile from Lake Brantley High, one of the top-rated schools in Florida.  Estate homes in this gated community start in the high $300s.

Isles of Oviedo located in Oviedo, FL is just 3 minutes from SR 417 and 10 minutes from the UCF campus, with shopping and entertainment galore.   Townhomes are priced from the $150s.  The new community recreation center opens July 25!

10 Tips to Increase Your Home Value and Help Sell Your Home

  1. Reduce Clutter and Excess Furniture.  This helps to make the space feel bigger even though it's not. Open floor plans tend to make a room feel bigger than larger spaces with smaller rooms.
  2. Take care of the obvious cosmetic issues. The stain on the carpet or the spot on the ceiling from the water leak impacts the value and the offer price. It can reduce an offer by thousands of dollars!

10 Things To Do To Make Your Move Easier

First-Time Homebuyers , Home Buying Tips and Advice , Moving or Relocating , Top Ten Tips No Comments »

Moving to a new location can be an exciting but stressful time. Here's 10 things to do that can make the move a little easier.

  1. Schedule a date with your utility companies to ensure they are cut off so you don't continue to get billed. Don't forget the gas and electric, cable, phone, trash pickup, and water.
  2. Schedule the date for your new utils to turn on.  I'd highly recommend scheduling this for the day prior to your arrival as long as they don’t need you onsite.  Dealing with Utilities and Service Providers often can be difficult and inevitably one of them may slip up.
  3. Notify the Post Office to forward your mail.  You should also let your friends, family, and any utils you may be moving to the new address know as soon as you have the new address.
  4. Hold a garage sale to get rid of as much stuff as you can.  You will be happy you did once you start unpacking.
  5. Call the Phone Company and find out about switching your number to the new area code.  If you have a VoIP provider (ex. Vonage or Skype) or only use a Cell Phone it's very likely you can keep your number if you desire.
  6. Use color coded labels when packing boxes. (ex. All Blue Labels for Kitchen, Pink for daughters room, Yellow for Master Bedroom)  Not only will this make your life easier but your movers will thank you for it.
  7. Hire a cleaning company to clean your old home after leaving.  Sure, you could do this to save a few bucks but an empty house is relatively cheap to have cleaned and you're going to have plenty to do at your new location.
  8. If you have children try to get their new school information and enrollment out of the way before arriving.  You don't want to have to think about doing this in-between your unpacking.
  9. Look up a few places for take-out or delivery near your new home and have the contact info handy.  You may not have phone or internet access setup to do this once at your new location for a while.
  10. Relax!  It will all come together.  Take your time and enjoy decorating your new home.
