New Homes in Broward County

You’ve been waiting, biding your time, keeping a careful eye on the real estate market. You’ve been searching for signs of growing confidence in the real estate market. Here’s some news that might just motivate you to revisit your favorite new Centerline Homes community, especially in Broward County, Florida.

According to studies done by Realtor.com, South Florida’s Sun Sentinel reports that asking prices for South Florida homes are higher than they were a year ago. The report from the Realtor Association of Greater Fort Lauderdale showed the median house price for March was up 9 percent from a year ago. In Palm Beach County, the median asking price was up 15 percent. Nationally, the median list price in March showed a 6 percent increase over 2011.

Some industry analysists widely agree the housing market has hit bottom. Strong sales over the past year have taken a lot of homes off the market. The biggest factor in the recent boost in prices is the sharp decline in the number of homes for sale. In Broward, fewer single-family homes are available county-wide. The actual number of homes in this market is down 48 percent from a year ago. When inventory shrinks, prices generally go higher.

Buying a brand new Centerline Home has never been easier and the selection of home designs and community locations has never been better. If you’re in the market for a new home, today’s opportunities could be your sign that the time is right, right now.

Centerline Style: Family Photos

Centerline Style , Interior Design No Comments »

Centerline Style

Few things are more comforting in a new Centerline Home than the photos we treasure of family and friends. For the vast majority of Americans, our family photos are our genealogical map. We are a transitory nation and there is something poignant about a photo of one’s grandparents taken in front of a sharecropper’s shack, the beloved aunt and uncle snapped on a Coney Island ride or a shot of your dad, hot-dogging in the surf at Point Reyes. This is especially so in Florida where so many of us are from somewhere else.

Interior designers differ in their attitudes about family photos. Some believe they belong only in photo albums. Some suggest crowding them in a variety of frames on end tables and by the bedside. Others opt for reserving your family photos for a display in a specific part of the home. This might be the best option for you.

There is something striking about a lifetime’s assortment of photos displayed matted and framed identically and hanging along an upstairs hall or wall in a study. Turning familiar spaces that are really transportation routes from differing points in your home into a gallery of family memories illustrates a much more disciplined and orderly approach opposed to covering every flat surface with a collection others can’t really relate to. Of course, if all your family photos are taken by Bruce Weber or Diane Arbus, by all means put them everywhere. If, like most of us, there are various photographer’s thumbs printed in the corner of favorite photos, maybe it’s better to rotate the collection every three months or so.

One last thing to remember, just like collections of other things, be it rocks, seashells, or salt-and-pepper shakers, all of your photo collection needn’t be on display at the same time. When it comes to photos, a little absence does make the heart grow fonder.

Centerline Introduces RedTail Club Prestige

New Homes Central Florida - RedTail

Centerline Now Offers Spectacular Estate Homes On The RedTail Golf Course From the $400s.

Prestigious.  Elegant.  Country quiet and city convenient.  All are apt descriptions of RedTail Golf Club, one of the finest golf and country club communities in Central Florida.

RedTail opened in 2004 as a top-of-the-line custom home community with a private golf and country club.  More than 100 luxury homes, some priced at more than $5 million, were sold as buyers recognized the unique lifestyle being offered behind the gates at RedTail.

“The golf course, amenities and beauty of RedTail make it a very special, very unique community,” said Deb Marton, Sales and Marketing Director for Centerline Homes, now building at RedTail.  “When you enter RedTail and drive under the tree canopy and across the covered bridge, you know this is an extraordinary lifestyle.”

The golf course is no longer private, and the new home prices have adjusted to the post-recession market -- Centerline Homes is now offering estate homes, some with more than 6,000 square feet of total space, starting in the high $400s.  The homesites are elevated along several holes of the championship golf course and enjoy spectacular views of the fairways and Lake Nicholas.

“Our designers walked these homesites and created homes that feature the views,” Marton said.  “We also are offering special swimming pool packages, summer kitchens and other amenities to take advantage of the amazing setting.”

The homesites also are oversized, enhancing privacy and allowing space for side entry garages.

RedTail’s first class amenities include a championship golf course that weaves through heavy stands of oak trees and along lakes and ponds.  The elegant Clubhouse includes a formal dining room, a comfortable lounge and a huge veranda that takes advantage of long views down the 18th fairway – “one of the most spectacular Clubhouse views anywhere in Central Florida,” Marton said.   Other amenities include a Fitness Center and swimming pool.

RedTail’s location is convenient to shopping, dining, entertainment and the largest center of employment in Seminole County:
- 15 minutes from the shops and restaurants at Colonial TownPark and the Seminole Town Center Mall.
- Within 15 to 20 minutes of the office parks at Colonial Center at Heathrow (AAA’s national headquarters), Colonial TownPark, Primera and NorthPoint.
- 15 minutes from the charming, historic town of Mount Dora.

“The community is very private.  It’s a relaxing getaway from the noise and congestion of urban living,” Marton said.  “Some residents live here because they have horses nearby.  You can be 15 minutes from your office, 40 minutes from the beach, and feel like you live in the peaceful countryside.”

Centerline Thinks Green From the Ground Up

Green Building

The design and planning of a new home community offers Centerline Homes Green opportunities literally from the ground up. Taking real steps toward a better environment begins with the land that is waiting to become a community. Our engineering partners assist us in constructing neighborhoods that have minimal impact on the site’s topography and natural drainage ways. Careful site evaluation including the pre-treatment of storm water and its on-site retention not only makes our communities better, it also helps them be a better neighbor to the surrounding area.

Where available, we use reclaimed water for irrigation. Using reclaimed water cuts down on the amount of water drawn from deep in the region’s aquifer while saving our homeowners money on their monthly water bills. Our commitment to the environment goes on with our use of low nitrogen fertilizers to minimize ground water pollution ensuring a better environment for your kids.

Our Green opportunities go from large-scale site planning to increasing levels of detail down to planting shade trees to enhance the neighborhood’s overall appearance provide sustainable shade canopy which ultimately saves on your energy bill. Our landscaping utilizes native, drought-tolerant species and materials. These are not only beautiful, but plants like these require much less water for irrigation, again, providing real savings on your water and electric bills. Centerline Homes goes to a level of Green design detail that includes putting rain sensors on all sprinkler systems and even placing your front door entrances where they’re protected from direct sunlight by recesses or covered architectural elements.

Being and building Green takes commitment, but being a good environmental neighbor and citizen of the planet is important at Centerline Homes. Please visit any or all of our new home communities and see how we are contributing our part to make the world a cleaner, better place.
